Year 2017 was the biggest year of top sales for both Manhattan and Hermosa Beach. There was not 1, but 2 sales in Manhattan Beach which recorded on the MLS that sold for over 20 million dollars! I had the second largest sale in Hermosa Beach for the entire year- 1540 The Strand was a new construction spec house that sold for $14,150,00. The only higher sale that recorded in Hermosa Beach was a double lot Strand sale- 1942 The Strand closed at 15 million. They ended up dividing the lots into a single interior lot and a corner lot.

The largest sale in Manhattan Beach was 1000 The Strand- an oversized corner lot with multi-units on which sold for 21 million. The second largest sale was 814 Pacific Avenue, which sold for 20 million. It is a huge ocean view estate in the Hill Section that spans 3 lots with a large main house, guest house, and yard. Both of these sales are at the high-water mark for MLS recorded sales in Manhattan Beach. Don’t get me wrong… there are homes in Manhattan Beach that are worth much more than 20 million- they just haven’t hit the open market or any market for that matter.
